Answers to your common questions

Can you hold a place before I apply?
We can hold your place during the application process when you pay a holding deposit that is converted to your security deposit once your application is approved.  Should your application not be approved for some reason, your holding deposit is refunded in full, immediately.

Do I pay first month's rent and last month's rent with my security deposit?
Incoming tenants pay only the first month's rent and a security deposit upon approval of their application and before they move in.

How do I pay rent?
Our preferred method of payment is direct deposit to the Company account, through the Tenant Portal on the www.reusapm.com web site.  Checks and money orders are accepted by mail or when delivered in-person.  Payments by mail and in-person may carry a service charge.  Should you be late in making any rent payment or make a NSF payment, future payments must be made by cashier's checks or money orders.  Late and NSF payments also carry service charges.

How old do you have to be to apply?
Applicants must be 18 years of age or older to make application.  Young adult applicants are subject to the same criteria as older adults and may require a co-signer.

I want to get a pet. What do I do?
If you have a pet or know you will be getting a pet during your tenancy, be certain that the Owner of your rental accepts pets.  When you have a pet or pets, complete a “Pet Resume” form for each pet, (up to two pets).  This form can be found on the Company web site under Tenant Resources.  The information will be communicated to the property Owner, who will make the decision as to whether or not your pet(s) will be accepted.

I want to move out, but my roommate wants to stay. What do I do?
Inform the property manager of your desire to vacate the property.  You must find an acceptable tenant to take your place or your current roommate must apply as a sole tenant and will be subject to application criteria, especially having a monthly income amount that is three times the monthly rent amount.

Is the deposit refundable?
A holding fee is not a deposit and is NOT refundable unless your application is not approved.   Security deposits and pet deposits are refundable when the property is returned in the condition it was in upon move-in.  Other “fees” are meant to be non-refundable and are payments for the Owner agreeing to do or allow something out of the ordinary.

My lease expiration is coming and I want to move out. What do I do?
Tenants may terminate their Lease Agreement only upon written notice to the Company at least 20 days prior to the last day of each month, after the initial lease term has been satisfied or if on a month-to-month basis.  If notice of termination is not received at least 20 days in advance, then it will not be effective until the last day of the following month.  

Who is responsible for paying for repairs & maintenance requests?
All maintenance and repairs that are associated with normal wear and tear are the responsibility of the Owner.  All repairs that are necessary due to the actions of the tenant or the tenant's guests are the responsibility of the tenant.  This includes soilage, damage to walls and woodwork, lost or stolen keys and opening devices, tenant-caused plumbing and electrical problems.  

Who needs a cosigner?
Young adults and others who may not be able to meet application criteria, on their own, may need co-signers in order to be approved.

You have a property I want to rent. How do I apply?
To make application, go to our Company web site at www.reusapm.com.  Go to Tenant Services and click on “Rental Criteria.”  Read this form over carefully.  If you believe you meet ALL the criteria, click on the “I ACCEPT” button and proceed with the application.  If you are not certain that you meet all criteria, please call the office to discuss exceptions that we make from time-to-time, depending upon circumstances.
